Our Team

Emily Mandrup is Founder of ECM Management, offering turnkey and supplemental land development and construction management services for investors, developers, and build-to-suit clients.

With over 20 years of comprehensive commercial real estate experience, specializing in industrial land development in Southern California, Emily has built an exceptional reputation for integrity and effective project management by using clear and direct communication, respectful team building, and creative cost-efficient problem solving.

As of 2022, she has completed over fifteen million square feet, including almost 50 ground-up developments, and worked with notable clients such as Prologis, Clarion Partners, Hillwood, 9th St Partners, and REDA, and notable BTS clients such as Fed Ex, Walmart, Amazon, Iron Mountain, Ecolab, and Bon Appetit. Emily’s extensive knowledge covers every stage of a project from project feasibility and site plan development, through due diligence review, entitlement processes, and construction management.

Kathleen Ledbetter is a Senior Development Manager at ECM Management and works with Emily to efficiently manage the development and construction through all phases of a project life cycle. Kathleen listens to what clients need and can effectively execute project feasibility, due diligence, entitlements, design, bidding, permitting, construction, and project closeout.

Kathleen has entitled over 4.6 million square feet, overseen 6 million square feet of industrial construction, and managed over a million square feet of TI & Rehab projects. Her attention to detail, problem-solving ability and ingenuity contribute to Kathleen’s successful project management skills.

Before joining ECM Management, Kathleen worked at LBA Realty for four years. She started as a temp in the Property Management department and ultimately worked her way up to the Development Manager of the West Coast, overseeing twelve developments across the region.

Josh Leite is a Senior Development Manager at ECM Management and works with Emily to efficiently manage the development and construction through all phases of a project life cycle.

Josh brings a versatile background to the ECM Management team having been involved in various aspects of over 2 million square feet of industrial development from construction management, property management, leasing, asset management, and through to successful sale. This experience allows Josh to view each project through the lens of an owner and informs his recommendations through the course of a project.

Prior to joining ECM Management, Josh worked at Pacific Industrial for over six years. At Pacific Industrial, Josh was responsible for the asset and property management of a portfolio of industrial properties totaling over 4 million square feet throughout southern California. This role saw Josh included throughout a project’s life cycle post-closing of acquisition.
